Custom home building and remodeling can be either an exciting adventure/or an adventure one would not want to experience again.  ONE DOES NOT HAVE TO EXPERIENCE THE SECOND ADVENTURE.  We have worked diligently over the past 13 years developing a system, which works for our company and the people who we build for.  Consider the following homes. 

The home on the left has a master bedroom on the first floor and the home on the right is a 4 bedroom colonial.  Look at the home on the left.  See the amount of roof area?  What happens on the home on the left, (master bedroom on 1st floor) is there is much more basement to pour because there is more floor space on the 1st floor.  In addition there is more roof area with the one on the left so what do you think happens?  There are more trusses to deal with and therefore the cost of the home goes up considerably.  The price can go up easily $10,000 to $20,000.  A complicated truss system alone can add $10,000 to $15,000, and this does not even consider what happens when you add a hip roof.

Look at this ranch.  There becomes even more basement and roof area so the price goes up even higher.  Thats why a lot of builders do not build ranches.  We will gladly build you whatever you desire.

Let's continue in this area for a moment.

If during the Custom Home Building process you are trying to compare the cost of your new home to the construction pricing of  subdivision construction you are doing yourself an injustice.  Watch how things differ.  I will try and explain it in terms of numbers.     

                                                                                          ESTIMATE

1.  Under most circumstances the price of your land will be higher.  (When builders purchase 100 lots at a time from a developer they get a much better price than when you purchase just 1 lot.)  But the interest they pay on the remaining balances is huge.  

$20,000

2.  In lieu of a conventional basement height of 7 feet 10 inches, many people would like a height of 9 feet or even 10 feet high.  We'll take the 9 feet.

3.  Many roofline pitch's are 6/12 to 7/12.  Once we go to 8/12 to 12/12 and above we can easily end up with extraordinary differences in terms of costs and degrees of difficulty.

4.  Additional amounts of money to shingle a home with these kinds of changes can be astronomical.  Just using a 35 to 40 year architectural shingle and roof line changes can be a huge additional expense.

5.  Window pricing can be one of the biggest differences to put a budget out of site.  In many instances a builder (even a high ended Custom Builder) will install windows which will not be the kind of window a Custom Home should have.  Andersen, Pella, Marvin or any fine window like these can easily raise the construction costs.

6.  Brick on the first & second floor is extremely expensive.
