Walk-out Basements Walk-out basements can have so many variables you have to be careful with what you are doing.
The cost of having a walk-out basement is more because you have an exposed wall in the rear. (Reference above picture) You have to cover up the wall with something and the grading difficulties are more extreme. We generally pay an additional $12,000 to $15,000 extra for a walk-out basement. Just the windows and doorwalls alone can exceed $4,000. If you brick it and you have say a 60 foot wall that is 7 feet tall you have approximately 3500 sq. ft. of extra space to brick and that is an approximate difference of $4,000. Additional grading and dirt difficulties can add up to another $1500 or so. By time you create a patio and some stairs and such your price goes right up. The four pictures below are pictures of someone wanting to create a walk-out area where the land is basically flat. Great idea if you want to spend thousands of dollars to put in a stone patio walking out along with a french drain to drain the water out.
