Every subdivision has setbacks and measurements where you can put your house.  What happens is there is a minimum distance from the rear of the yard, a minimum distance from the front of the yard, and minimum distances from each side.  Once these measurements are determined, then you have created an envelope to build on.  Not every rule stands true in all situations, so make sure you check with the municipalities where you are getting your permit from.  Where we build at, most of the municipalities are similar in that one can put their driveway right up to the side yard but the structure itself (garage) has to be a minimum of 22 to 25 feet away from the side lot line.  If you have a side entrance garage always try and leave yourself a minimum of 24ft for your garage pad leading into your garage.

We always go to our engineer to plot plan any  pertinent information regarding measurements.  You can do your own plan in many instances but we do not take that chance. We let our engineer do his professional job.  Why take the chance on building the house, and having to move the house or have errors which are not necessary.  Not good, to say the least.

A topo is a very nice thing to have.  This is where the different heights of the land is figured.  This way you will have a better understanding of what you can do with the house and how the basement should go in and where to put the brick ledge.
